Compare the documents
Use the CFPB Closing Disclosure explainer alongside your actual documents. Review the parties, property, loan terms, closing costs and cash-to-close figures. Ask the loan officer or closing professional to explain discrepancies before you act.
Confirm how ownership and funds will move
Ask your closing professional about title findings, required signatures, insurance documents and what must be completed before funds can be released. Seek legal advice when ownership or title questions require it. Do not assume that signing alone completes every step.
Verify instructions through a known channel
Treat changed payment instructions as a reason to stop and verify. Use a telephone number established independently with the closing professional, rather than one in a new message. Keep the final settlement documents and the contact for any post-closing question.
