Check the tax assumptions before you buy

Separate an existing tax bill from the amount you may owe after a purchase.

Start with the parcel, not the postal city

Locate the property using the county property appraiser’s official record. Match the parcel and legal description to the home you are considering. A mailing city is not enough to identify the taxing authorities or the right county office.

Build a new-owner estimate

The seller’s assessed value and exemptions may not describe your circumstances. Ask the county property appraiser how a change of ownership, your intended use and any exemption application affect the estimate. Use official county tools when available and record the assumptions.

Read the whole bill

Check non-ad valorem assessments and other charges alongside value-based taxes. Keep the annual amount separate from the monthly escrow estimate. Resolve differences with the appropriate county office and your loan officer before relying on a payment budget.

Your decision checklist

  • Parcel record saved
  • New-owner estimate obtained
  • Exemptions separately confirmed
  • Non-ad valorem charges included
