Assemble a condition packet

Gather the roof installation record, permits, available inspection reports and details of prior repairs from the seller or responsible records office. Distinguish a stated roof age from documented work. Ask the insurance professional which inspections and documentation they require for this specific property.

Compare coverage as well as price

Ask a licensed insurance professional to explain covered events, exclusions, deductibles, replacement-cost assumptions and any conditions needed to bind coverage. Keep flood coverage questions separate. Two premiums are not a useful comparison if the coverage and deductibles differ.

Resolve timing before closing

Confirm who will satisfy any required repairs, whether work needs permits, and when the insurer can confirm coverage. Request written answers and discuss unresolved issues with the appropriate parties. A quote is not proof that a policy has been bound.
