Agree on the scope first
Ask the inspector which systems and areas are included, what access is needed and which limitations may apply. Verify the appropriate credential through the official licensing authority. A general inspection does not replace every specialist evaluation or a permit-record review.
Sort findings by the next action
For each finding, record the location, supporting photo or report page, the person qualified to assess it and the question to resolve. Avoid converting a general observation into a repair quote without a qualified contractor’s review.
Keep contract deadlines visible
Review the findings with your agent or attorney in time to consider the options under your agreement. If work is proposed, clarify scope, permits, payment terms and how completion will be documented. Keep completed-work evidence with the property record.
