Create a property file before comparing offers
Use one record per property. Save the listing date, parcel identifier, county, association contact and the documents you actually received. Label each number as a quote, an estimate or unknown. A seller’s tax bill and an online insurance estimate are starting points for questions, not your confirmed ownership costs.
Give each unknown an owner and a deadline
Ask the appropriate professional to confirm financing, insurance, inspection findings and title questions. Record who will answer, the document you need and the deadline in your contract. Decide with your agent or attorney what needs resolution before each contractual deadline.
Compare the whole move
Combine the proposed monthly payment with utilities, association charges and a maintenance allowance you choose. Keep moving costs and cash remaining after closing separate. Use the ownership-cost worksheet to compare your own figures without entering private borrower information.
