Identify exactly what is included
Request the written specification for the lot and home you are considering. Separate included features from options, allowances and site work. Ask how changes are approved and priced, and which costs may be outside the headline price.
Check credentials and records
Verify the contractor through Florida’s licensing portal and ask the local building department about permits and required inspections. Ask the builder for the warranty documents and a clear explanation of who handles a later service request.
Compare timelines and financing independently
Read the completion, delay and cancellation terms with the appropriate professional. Compare any incentive against the complete financing and closing proposal. Your choice of lender and other providers should remain voluntary; an incentive deserves a full cost comparison.
